    Prime Value Investment Fund B.V. is a closed-ended investment fund, incorporated as a private limited liability company under the laws of Curacao authorized by the Central Bank of Curacao and Sint Maarten in 2014. The fund objective is to provide attractive returns by the means of an active and responsible management of each of the investment units.

    Investments are expected to be focused on real estate projects and assets in Latin America and the Caribbean. The fund is listed at the Dutch Caribbean Securities Exchange (DCSX) under the following worldwide known identification numbers: CUSIP Number: N7121L 107 & ISIN Number: CWN7121L1078.

    Currently Prime Value Investment Fund B.V., is in placement of preferred shares of the real estate project Green View at Blue Bay Curacao. The issuance of preferred shares is up to US $ 3.6 million with a maturity of five (5) years, special redemption clause can be executed after the third (3) Year.

    The return on investment in Green View at Blue Bay Curacao is in Preferred Investor Share Dividend of five percent (5 %) annual dividends payable quarterly each year. This Preferred Investor Share Dividend is guaranteed by Prime Value Investment Fund B.V., in a escrow account for the first 12 months, and in the following months the payment of the Preferred Investor Share Dividend will arise from the short term rent (vacation villages) and sale of the apartments, subject to market behavior.

  • OTHER RELEVANT PRIVATE PLACEMENT DETAILS

    Preferred shares are already listed on the stock market in the Dutch Caribbean Securities Exchange (DCSX). The listing in the stock market ensures transparency of the issuance and allows the investor to access audited financial information as required by the regulations of the stock market.

    Prime Value Investment Fund B.V., guarantees the issuance with first-degree mortgage registered on 14 apartments with an appraisal of USD 5,075,842 at market value and USD 3,806,179 at execution value, which corresponds to Ratios 0.70 and 0.94 Loan to Equity, respectively. In other words, the guarantee of the private placement stands at 1.4 times principal at the market value and 1.06 times principal at execution value.

    The proceeds of the funds raised by Prime Value Investment Fund B.V., will be used for debt to equity operation, which involves the payment of financial liabilities of US$ 3.25 million relate to the construction and development of Green View at Blue Bay Curacao.

    The source of funds for the payment of interest and principal of the preferred shares will arise from the 2 years programmed sale of Green View at Blue Bay apartments.

    The minimum investment required by entity in preferred shares is $ 25,000.
